Parametrix was commissioned by Midland Heart to digitise their property portfolio, delivering precision-driven BIM models and geospatial data that optimised maintenance, planning, and refurbishment strategies.

Challenge

Midland Heart required the digitisation of their residential buildings, many of which had been adapted over time for additional dwellings. The project faced major challenges, including limited site access, working through COVID-19 restrictions, and capturing data in occupied spaces.

Digitising intricate MEP systems within these diverse buildings added further complexity, especially with inconsistent legacy information. Despite these hurdles, the goal remained clear: to produce accurate, future-ready digital models to support safe and efficient building management.

Solution

Parametrix used laser scanning and drone technology to produce high-precision digital replicas enriched with detailed asset data and tailored drawings. These interdisciplinary models supported maintenance planning, refurbishment strategies, and planning applications, including projects like window replacements.

What began with a single pilot building quickly scaled to over 50 properties, proving the reliability and scalability of our approach. All models were delivered in full compliance with ISO 19650, ensuring smooth integration into Midland Heart’s construction planning and daily operational workflows.

Outcome

The partnership transformed how Midland Heart manages its property portfolio by introducing standardised digital records that reduced the need for repeat surveys. Structured datasets enhanced planning, maintenance, and refurbishment efficiency across all sites.

The project demonstrated the scalability of Parametrix’s services, setting the stage for future innovation. With accurate data now in place, Midland Heart can make informed decisions to keep their buildings safe, compliant, and fit for long-term use.
